In June 2023, Barzel acquired some properties from Grupo Carrefour Brasil through a sale-leaseback operation. The transaction involved four stores in the state of São Paulo and five distribution centers strategically located in different states.
These properties represent a significant portion of Carrefour’s logistics infrastructure in Brazil, totaling a GLA of over 430,000 square meters. The operation was backed by a long-term lease agreement.
In April 2022, Barzel acquired 17 stores for the exclusive use of the second-largest wholesale group in the country. All these stores, strategically located in various cities across Brazil, underwent substantial renovations. The operation was backed by a long-term lease agreement, ensuring stable revenue and inflation protection for Barzel.

B500 is an iconic building built in 2000, designed by architect Ruy Ohtake. Although it has always been posed as a great option for corporate occupation, the building needed readjustments and updates that could further improve its efficiency and make it look more modern. After a thorough study, Barzel opted for implementing a retrofit process. Nowadays the building has state-of-the-art facilities, a modern lobby, exclusive transfer elevators to access the garages, an auditorium, a large bicycle rack with locker rooms. Currently, B500 is an efficient modern building with LEED Gold certification, completely repositioned, serving as a space for different companies.

Constructed in 1993 and acquired by Barzel Properties in 2017, Centro Empresarial do Aço (CEA) was long regarded as one of the largest steel-framed buildings in Latin America. Situated in a prime location, the building has always boasted qualities of a resilient property, prompting Barzel to invest in its revitalization and enhancement. Today, CEA maintains its original design features, including its steel structure, while exuding a modern ambiance with brighter, more welcoming spaces, updated landscaping, efficient flows, and redesigned common areas.

Due to its excellent location and limited availability of corporate developments of similar standards nearby, coupled with considerations of the building's age and deficiencies, Barzel conducted a comprehensive study and concluded that the building needed to be modernized to make it more functional and suitable for today's needs. After undergoing a retrofit, Pinheiros Corporate received a more modern facade, a new lobby, improved flows, a unified reception, and new amenities, including a spacious bicycle storage with ample locker rooms.

Condomínio São Luiz stands out for its imposing architecture and the gardens designed by the famous landscaper Burle Marx, which were previously accessible only to the building's users. After an extensive retrofit of the common areas made by Barzel, in partnership with Kinea and Tellus, the walls around the building were removed, making access to this green area public. Additionally, the reception was centralized, the elevator areas were renovated, and the building became more modern.

In September 2022, Barzel acquired the property and embarked on its revitalization through a comprehensive retrofit. Spanning over 9,000 square meters of leasable space, the project focused on modernizing all communal areas and improving the comfort and flow for users and visitors. Throughout the process, our aim was to preserve the building's distinctive identity, which holds significant popularity in the surrounding area.
